Before negotiations begin we check that documents, title history and tax position are in order, so the rogito (deed of sale) does not stall at the last minute.
Contract drafting
Purchase offer, preliminary agreement (compromesso) and lease drafted by us, with clear clauses and no generic templates.

Lettings and yield
For those letting out or wanting to make a property earn. From calculating the rent to closing the contract, we handle the administration.
To protect your rental income we work with @affittosicuro: cover for unpaid rent and legal costs, which can be activated on the contract.

Letting guidesCanone concordato (regulated rent)
We check whether a 3+2 canone concordato lease (regulated-rent contract) suits your case, with the 10% cedolare secca (flat-rate rental tax), and draft it in line with the local agreements for Novara.
Check-up of your current contract
We read the contract you have already signed and tell you what is wrong: deadlines, missed updates, weak clauses.
Signing, registration and asseverazione
Signing, registration with the Agenzia delle Entrate (Italian Revenue Agency) and asseverazione (formal certification) for the regulated rent: we handle the paperwork.
Handover and return report
The condition of the property is documented with photos and meter readings at move-in and move-out, to avoid disputes over the deposit.
Notice and termination management
Notices, communications to the Agenzia delle Entrate and return of the deposit, all handled within the correct deadlines.
ISTAT update
We calculate and notify the tenant of the annual rent adjustment, where the contract provides for it.
Rental income protection
Tenant selection with income checks and, if you wish, a rent-default insurance policy through @affittosicuro.
